HVCC Ready

There has been a lot of buzz going around regarding our industry, of which you are all very very aware.  Some changes are for the better and some seem like they may be for the worse.  But the bottom line is: there will always be a need for lending, real estate and support services.  And with this comes a very important part of it all: APPRAISING!

The primary change we will be facing is that the Mortgage Broker will no longer be able to order the appraisal in transactions that will ultimately be sold to Fannie/Freddie.  The order will need to come either from the lender, or, via an Appraisal Management Company (intermediary).  For all other appraisals, it's business as usual.

Through the changes in the industry, our office has stayed on top of the news in order to be able to provide you with the information necessary to order and obtain an appraisal for all your lending needs.  We have been working with not only the local and national government, but with all the necessary agencies as well including the NAIFA and the HVCC in order to maintain up-to-date information on the professional practice and use of appraisals.

Estate Liquidation

The loss of a loved one is a trying time for all parties involved. Here at Anchor Appraisal, we understand that sentiment and are here for you to offer any services that you may need in home valuation.

The reason an appraisal is required in the dissolution of an estate is to ascertain that the real property is valued appropriately to ensure that the estate will be divided among survivors as accurately as possible in accordance with any person’s living will.

Generally, the largest single asset in any person’s estate is their home or other real property. Upon passing, or probate, an appraisal may be required in order to determine the “Market Value” of any residential property involved in the estate settlement. “Market Value” is the culmination of the appraisal report. It is the figure that states how much a home is worth and how much a prospective home buyer would pay for the property under current market conditions in current average market time.

And the first step of getting an appraisal for estate purposes is finding the right appraiser, a duty reserved for the Executor of the Estate or any other person described for that duty in the will or by the Executor themselves. An End to "Prior-to-Funding Conditions"

Doesn't it seem like the lending underwriter is always out to get you?

At Anchor Appraisal, we understand that sentiment and continually strive to produce appraisal reports that are not only 100% USPAP compliant, but that are also review-proof!  We understand what the lender is looking for and we make sure to cater to them, so that you don't have to!

The foundation of our research is based on fourteen years of appraising experience and twenty-five years of housing market experience.  With this background, we begin to compile the data for each individual report, carefully pouring over all relevant information in order to produce a list of the most comparable sales in the neighborhood. 

We generally put a few extra comps into each report to ensure that the subject property is as adequately bracketed as possible.  We make sure to bracket all aspects of the house from size, to year-built to number of bedrooms. 

Once the report has been compiled, each and every report is reviewed to make certain that all the i's are dotted and that all the t's are crossed.  That way, when you send the report to the underwriter, you have a greater chance of pushing it through without any "prior to funding conditions!"

Always a Rush Order | Never a Rush Fee

Ten years ago, appraisals took time.  There was no internet, no cell phones and a fax machine was like a visitor from another planet.  An appraiser working on a rush order may have stopped by the store to develop film on the way back from the appraisal inspection, rather than waiting until the next business day. Ten years ago, an appraiser receiving a rush order may have moved the rush file to the top of the paper pile to be typed out at his earliest convenience. Ten years ago, an appraiser may have taken an entire day away from inspections just to get to the county assessor’s office to gather the appropriate paperwork for a rush order. Ten years ago, a rush order may have been overnighted for quicker delivery.

It was just impossible to get an appraisal done quickly. For these reasons, among others, the RUSH FEE was created.

But times have changed. We now snap digital photos, viewable from our cameras (and in some cases, printable on the spot). We have software programs that are EDI capable—that can send an appraisal around the world multiple times per second on the world wide web.

The days of waiting for an appraisal are over!

First off, I would like to thank you for taking the time to read this blog. And secondly, I would like to applaud your interest in either Real Estate or the Seattle Metro Area or, more reasonably, both.

Anchor Appraisal is a residential real estate appraisal firm based in the Seattle, WA area.

With that said, I guess I should tell you a little about myself and the company I represent. My name is Stan. I’m the lead guy here at Anchor Appraisal of Puget Sound, LLC—that’s just Anchor Appraisal for short—a small residential real estate firm based in the Seattle Metro area. Our office is located in Federal Way, Washington, a bedroom community well within the urban growth reach of both Seattle and Tacoma. Consequently, Federal Way is equidistant from Everett and Olympia as well as North Bend and Bremerton. Every nook, cranny and corner of the greater Seattle-Tacoma Metropolitan Area is within reasonable distance from our growing community. This is one of the reasons we have grown to become so professionally competent in appraising across the whole Puget Sound Basin.
